Damage to your home’s roof is not only unsightly, it is also dangerous. If you have noticed leaking in your attic, mold or mildew growing on your interior ceilings or broken shingles it may be time for a new roof. To know for sure is a good idea to inspect your roof on a regular basis, especially if you live in an area with extreme weather conditions. Here are some things to look for when inspecting your roof to see if it is time for a new one.
Exterior Inspection
- Missing shingles. Shingles can become loose or broken from extended exposure to high winds and strong rain. Also, if they fastened improperly when they were installed, they may come off sooner than expected.
- Damaged or broken flashing. The sheet metal that is often installed around chimneys can get damaged over time as the roof settles. It can also be damaged due to shoddy installation and improper nailing.
- Curling shingles. Shingles can start to curl when they absorb too much water. This can happen with time, especially on roofs in high rain areas.
- Algae or mold growth. If you look up and see areas that look like they are darkening, chances are you may have mold growing on your roof. This is caused by an airborne algae, and is more common in areas with humid weather.
- Roof buckling. If the deck of your roof moves, you may end up with buckling of the roofing material. It leaves an unsightly bump and needs to be repaired.
Interior Inspection
- Sagging. From the inside, check your ceiling for sagging in between the rafters. This is a sign that the decking is deteriorating and will need to be replaced.
- Holes. If you can see visible holes through your roof, then your roof is in dire need of replacing. Look for areas where the light shines through or for leaking spots.
- Wet spots. Wet spots are indicative of a leak or a hole in the outside of your roof. Left unfixed, the moisture can rot the wood and cause mold, which can be a health hazard. Look for dark spots from the inside and determine if they are currently a problem. If the spot is wet or soft when you poke it with a tool, then it is a problem that needs to be fixed.
Checking your roof for signs of damage is a good idea and can save you a lot of money in the long run. Taking the time to thoroughly inspect your roof can catch any problems before they become really bad.
